Reservations Policies
Reservations: We require a two night minimum stay during the summer season and three night minimum on holidays.
Deposit: All motel reservations require a one-night deposit at the time of reservation on bookings of 1–4 nights. Stays of 5 or more nights require a two-night deposit. Cottage reservations require a 50% deposit. The balance of payment is due at check-in. We accept Visa, Mastercard, Discover, and American Express.
Cancellations/Changes: Motel reservations require a non-refundable one-night deposit.
Cottage and apartment reservations may be changed or canceled up to 30 days prior to arrival, subject to a $100 fee. Inside of 30 days, the deposit is non-refundable and no changes are allowed. There are no refunds for late arrivals or early departures.
Parking: One free on-site designated parking spot per unit. Should you require a spot for an additional vehicle we are happy to provide suggestions for local lots that offer overnight parking for a fee, but we cannot guarantee availability.
Guest Policies:
• All room and cottage rates are subject to the NH Meals and Rooms tax of 8.5%.
• Minimum check-in age is 25, and a major credit card is required.
• For the safety and comfort of everyone, all guests in rooms or at the pool area must be registered guests of the Mainsail. The pool is open from 9am to 7pm daily. Children under 16 must be accompanied by an adult at all times.
• All room and cottage occupancy limits are strictly adhered to and violation of this policy may result in eviction without a refund.
• Children under 16 are free of charge in their parent’s room, subject to room occupancy limits.
• Extra adults are $20 per night plus tax.
• Check-in time is 2 pm and check-out time is 10 am.
• Pets are not allowed.
• Specific room requests cannot be guaranteed, but we will try our best to accommodate your wishes.
